What storage costs, how it is priced, and how to prepare goods that will sit for months.

Most people do not plan for storage. They need it because a transfer date slipped, a renovation ran long, or they are moving abroad and cannot take everything. This guide explains how storage actually works, what it costs in 2026, how much space you need, and the questions worth asking before you hand over your possessions.

When people need storage

  • Date gaps. The most common reason by far — you must vacate before you can occupy. Property transfers slip constantly.
  • Downsizing. Moving to a smaller home while deciding what to keep.
  • Renovations. Protecting furniture from dust and damage during building work.
  • Working abroad or relocating temporarily. Long-term storage of a whole household.
  • Estates and deceased estates. Storing contents while matters are settled.
  • Business storage. Stock, records, and office furniture between premises.

What storage costs in 2026

Storage is priced by volume and duration. Here are realistic monthly ranges:

How much space do you actually need?

People consistently overestimate. A useful reference:

  • A 1-bedroom flat — bed, couch, table, appliances, 20 boxes — fits in roughly 8–12m³
  • A 3-bedroom house — typically 20–30m³
  • Boxes only (no furniture) — 30 boxes is roughly 3–4m³

The best approach is an inventory: list what is going in, and we will size it accurately. Paying for space you do not use every month adds up quickly.

Types of storage, and which you need

Containerised storage

Your goods are loaded into a sealed container or vault, which is then stored in a warehouse. Nothing is disturbed once sealed. Best for medium to long-term storage where you do not need regular access — the most secure option and typically the most cost-effective per cubic metre.

Self-storage units

You rent a unit and access it yourself. Best when you need frequent access — business stock, tools, seasonal items. Usually more expensive per cubic metre.

Warehouse or open storage

Goods stored on racking within a managed warehouse. Common for business and bulk storage.

For most household moves, containerised storage is the right answer.

Short-term vs long-term: the practical differences

Short-term (under three months) is usually straightforward — goods go in, come out, minimal preparation needed beyond normal packing.

Long-term (six months or more) needs more thought:

  • Clean everything first. Food residue, even traces, attracts pests over months.
  • Everything must be completely dry. The single biggest cause of long-term storage damage is mildew from something packed damp.
  • Do not seal furniture in plastic long-term — it traps moisture. Use breathable covers.
  • Defrost and dry fridges and freezers thoroughly, and store with the door slightly ajar.
  • Documents, photographs, artwork and electronics should not sit in a non-climate-controlled space for years, particularly on the coast.
  • Keep an inventory list for yourself. After a year you will not remember what is in there.
  • Do not store perishables, flammables, aerosols, or anything living.

Security and insurance: what to ask

Before choosing any storage provider, ask:

  • Is the facility access-controlled, alarmed and monitored?
  • Is my inventory recorded and sealed?
  • Is my property insured while in storage, and to what value? Is that included or additional?
  • What are the access arrangements and notice requirements?
  • What are the terms for ending storage — notice period and any exit fees?
  • How is the facility protected against water ingress and pests?

Insurance is the one people forget. Goods in Transit cover applies while goods are moving — storage cover is a separate question. Confirm it explicitly rather than assuming.
