The Garden Route is the classic South African semigration destination: households leaving Gauteng for a smaller, slower, greener life on the southern Cape coast. The move is covered on our Johannesburg to George removals page. This is about whether the life suits you.
The Garden Route does not have a defined wet season the way Johannesburg or Cape Town do. Rain falls throughout the year, which is exactly why the region is as green and forested as it is. Newcomers from the Highveld often find the first winter surprising — not because it is cold, but because it is damp and overcast more often than they expected.
Practically that means damp management matters. Airflow, dehumidifiers in rooms that do not get sun, and care with anything stored in garages or outbuildings.
The regional centre and the practical choice. It has the airport, the hospitals, the schools and the retail, and it is where most of the region’s actual services are. Flatter and easier for access than Knysna, and generally the most straightforward town to move into.
The most scenic and the most constrained. Built around a lagoon on steep forested slopes, which makes for spectacular positions and genuinely difficult driveways — a full-size removal vehicle frequently cannot reach a property on the Heads or the forest edge. Smaller service base than George.
The holiday town, with the seasonal swing that implies: quiet for much of the year and extremely busy in December and January, when the population multiplies and prices with it. Beautiful, and the most seasonal of the three.
This is what separates people who settle from people who leave. The Garden Route has good regional services in George and thinner provision elsewhere. Specialist medical care, in particular, often means travelling to George, Gqeberha or Cape Town. For retirees and for families with ongoing medical needs, that is the single most important thing to research honestly before committing.
Schooling is similar: solid options in George and fewer choices in the smaller towns.
Semigration pushed Garden Route property demand up substantially, and the bargain the region once represented is not what it was. It still generally offers more space and better position than an equivalent Cape Town or Johannesburg budget, but the gap has narrowed. Coastal and lagoon-facing positions in particular command what they are worth.
George Airport connects to Johannesburg and Cape Town, but with fewer routes and less frequency than a major metro. The drive to Gauteng is around 1,200 km, so visits from family are planned rather than spontaneous. For households with elderly parents in Gauteng, that distance is worth thinking through properly.
Expect to slow down, and expect that to feel odd for a while if you have come from Johannesburg. Expect damp to be a thing you manage. Expect December to transform the smaller towns entirely.
Practically: if you are buying in Knysna or on a forest edge, check what size vehicle can actually reach the property before you commit — it affects your move and every delivery afterwards.
